Tips to Sell your House




When it comes to selling your house, there are many factors that you should take into account. How much should you sell your house for? How fast will it sell? How can I make my house more appealing to buyers?

The following are answers to some of the most common questions home-sellers may have.


Q. How much can I sell my house for?

A. The question here should really be ‘How much should you sell your house for’. While you are free to set your asking price to anything you would like, it is important to realize that it will inevitably affect the number of people attracted to your house. Set the price too high and it may take a long time to sell; set the price too low and you could be selling yourself short. 

To start, you should do some research on the asking prices of neighbouring properties, as well as prices of properties similar to your own. Call or email me, and I would be more than happy to help you!


Q. How can I attract buyers and offers for my house?

A. One of the best ways to attract offers is to stage your house well. First impressions are important, and they are even more so when it comes to finding potential buyers. Declutter and clean both indoors and outdoors to make sure that your house looks at its best. Let natural light in through the windows, and turn on the lights to brighten up its appeal, and do some touch-ups on scuffed walls or stained flooring. You should also look to depersonalize your house (removing family photos, personal effects, etc.), as this will allow others to envision themselves living there!

Q. There are multiple offers for my house! Which one should I accept?

A. It may be tempting to simply accept the highest bidding offer, but there are many factors that you should consider before accepting an offer. One example would be to take a close look at the terms and conditions of an offer. Is the offer subject to anything? If so, what is it subject to? While some subjects and conditions are quick and easy to handle, others, like financing, may also increase the risk of having the deal fall through if the buyer is unable to secure adequate financing. Thus, you should take into account the reliability of the offers you receive.

Q. How can I make sure that there are no problems with the sales process?

A. Ideally, you want the sale process to proceed quickly and smoothly. By anticipating what potential buyers will look for or request, you would be able to prepare ahead of time and thus saving yourself time and stress once you are considering offers.  For example, many potential buyers request to have a property inspected, so have a professional home inspector carry out a full inspection of your house ahead of time. You could also remove any property title obstacles like builder’s liens, and pay off any outstanding property debt that could prevent you from selling your house.
